Ok stay
The beds was clean the room was clean no toilet paper coffee maker looked like come out of the trash and they had coffee and chip for breakfast it was a lot nicer when the previous owners was there but for the price it was ok

Arrived and was very pleased with the younger gentleman who greeted me. Was very friendly and personable. Things changed when I got to my room. No smoking policy yet my room smelled of cigarettes. AC unit was not only noisy but barely cooled off the room and floor fan was useless even on high. Never been to a hotel that doesn’t have soap anywhere. Not even tiny travel sized ones. Found bed sheets to have a yellow hue to them. Took a shower and found baby cockroaches crawling around. Tv remote batteries were also dead. Also found unknown bodily fluids stained all over my bed sheets. Within one hour did I decide I was better off sleeping in my vehicle as it’s cleaner and cooler than this hotel room.

Horrible coffee and (old) creamer in room, few, tiny, towels in bath, few, tiny soap in bath. Clunky TV remote with no channel directory. Poor drapes in window allowing too much light into room after dark. No parking directly in front of room. Poor jamb fit for door allowing light and AC to leak.Otherwise clean, fair bedding.

There is not really any other place in the area to choose from for that we chose it. But be aware: there are for sure worse places to stay but not too many! The beds were dirty with stains all over plus the moldy smell in the room and of the beds. There were moldy black stains even on the cord of the hairdryer. If you get a chance to stay somewhere else - do it. It's s far too expensive for what you get!

Staff was friendly, check in was quick. Rooms were clean. Beds are a little stiff with thin linens but its a budget hotel so what do you really expect. Would certainly stay again.

I do not plan on staying there in the future. Locks did not work on first room. They offered a different room but stated the bug control business may come to spray the rooms on that side since they already sprayed on the other side. I ended up getting a room that was presprayed, but still encountered a couple bugs. Also there was black possible mold near the shower /toilet. I ended up leaving early. I am going to watch my credit card as they seemed to document all numbers which i told tjem i already paid online. They said they knew but wanted to have it on file if any extra expenses?

Franklin Inn Nice but Awful Odor in the room
The front desk manager was very nice and check-in was a breeze. The room was nice but there was an awful smell of dirty sweat that was offensive. I could not get it out of my nose. I tried to figure out where it was coming from but I couldn't. Otherwise, the Franklin was fine and is very reasonable.

It was clean, quiet and comfortable. Nice clean bath/shower-hot water and clean towels! Staff gave us paper plates-we’d forgotten ours! Will def use them again!!!

I have stayed here 7 times already this year, you can’t beat that the beach public access is literally 5 mins down the road not even that. Restaurants are right across the bridge along with stores for other things. People are nice for the most part around there, you can tell that it’s a different setting from Georgia. Safe area fs, Perfect place for someone who doesn’t like crowded places or beaches. Carrabelle overall is great!

Do yourself a favor and do not even think about staying here. It is non refundable for a reason. After being in the room for about an hour trying to get it to cool down because it was like a furnace and the ac kept shutting off we decided to lay down. The sheets had all kinds of yellow stains so I decided to throw my beach towels over top the bed and make it thru the night because again it was non refundable and we had been driving for hours it was now after 10 pm and we had a super early fishing trip leaving at 4 am. After just a few minutes of laying down we notice spider webs in the corners of the room, there is a toilet paper roll stuck under the ac unit to apparently hold it up and there is toilet paper stuck in the fire sprinkler in the roof. Then, we immediately both had bed bugs crawling on us. We immediately get up and are like no we are not staying here another minute we will sleep in the truck I grab my bag and there is literally a bed bug on my bag strap. We go the the front desk and explain where Jay offers us another room and we were like absolutely not staying with bed bugs and filth. Jay refuses any refund from both myself and Expedia. Expedia should not allow this person to list on Expedia knowing the conditions of this hotel and absolutely should require them to refund when conditions are unsafe and unsanitary to stay here. So beware of this property and Expedia because they will not stand behind you. We found a room at moorings marina it was $300 but clean
