Situated outside Shin-Kiba metro station which is an interchange of 3 metro lines.
It is outskirts of the busy city area, which is quiet and peaceful.
One of the hotels that i felt most worth it. The hotel location is convenient to places like Disney/Odaiba/Toyosu/Lalaport.
Hotel service and amenities are great, with a convenient store below.
We had a great stay for a family of 5 (3 adults 2 children) with 2 rooms and daily breakfast .
Pay per use washing machines are available which is good for us.

Rooms were large, beds were comfortable, amenities were surprisingly nice, bath and shower really exceeded expectations. The hotel was super quiet and really close to the station. The convenience store is just downstairs and they make their own bread in the morning for super nice treats.
The hotel itself was amazing. I stayed here for two nights when I first arrived in Tokyo, and went to Disney Sea. I did end up taking the taxi from the airport which is rather expensive to avoid a long train ride. The location is super convenient once you are there since it is right next to the train station, but there isn't really much in the hotels area, so you have to take the train to get to places you want or restaurants. The rooms were also extremely quiet and clean. I would definitely stay here again.

Good hotel with one critical flaw
Have to pay extra $1200 yen tax upon check-in due to recent tax law changes. This was not disclosed during booking. Although this isn't a lot of money but it is still surprising that hotel did not simply cover this fee for people who booked before the tax law took affect. I was too tired to argue about this because we were traveling all day already and simply want to rest. They do take Suica/IC card for payment which is good.
Hotel location is good since it is just short walk to the Shinkiba train station with many local train lines ending or passing thru. Not too many restaurants or shops in the vicinity but there is a FamilyMart and a Fastfood place that are both open 24 hours which is life-saver because the new year time and every other shop is closed.
The downside to this hotel is the laundry room. They only have two combo washing and dryer machines. Two machines for the entire hotel to use is just inadequate, since a complete washing and drying cycle is 200+ minutes! We have to wait like after midnight to even have a chance to use the machines. I mean every other hotels/Inn we went to for our trip have at least 8 machines with separate washing and dryer units. What was the logic behind this on having only 2 Combo machines for a hotel with that many rooms? What's worse is that the dryer function doesn't even work very well and we end up have to air dry our clothes in the room vent.
