Street parking could get scarce during peak season.The hotel is quaint but you have to call or text staff for service front desk not manned 24/7 We were not informed that the hot water was solar powered and the shower needed to run awhile to get heated, so we had tepid or cold showers our first few days. There is no onsite microwave, hairdryer or iron. We weren't offered housekeeping until our third day and there were areas that clearly weren't touched as they were still stained or sticky. I had to ask for more toilet paper, no extras under the sink as I would expect. Minimal storage in the room for clothes. This is a new property as I understand it, and if they get some basics in the room, it will be a nicer place to stay. It felt more like a hostel versus a hotel. Location was great though- the cruise port is behind the hotel a couple of streets over, there were churches and schools and municipal buildings nearby and plenty of bars or nightlife options. It was not a super touristy area like Condado but the highway was easily accessible, only 15 minutes to the airport. I enjoyed the ambiance of the hotel and the decor. It is definitely not cookie cutter. The sitting area of the room has huge windows with wooden shutters that stream tons of sunshine. It boasts a nice large comfortable couch that was perfect for remote work or just a cup of coffee. This could be a great hotel with a little more effort. When reached, staff was helpful and friendly. This hotel has character!

The room was just okay. No one man’s the front desk. When someone was there they were great. No hair dryer in the room how to ask for one from the front desk and to get extra towels. No trash can or tissues. The bed and pillows were very good. Over all just an okay place.

Not very much in the immediate area. Booked for 4 nights. Room was not ready when we got there in a timely manner. Wife had an allergic episode to something in the room overnight. We had to move to another hotel and they would not refund my money. Had to put a claim through my credit card company.

No se puede llamar hotel. No tiene recepcion. Hay que comunicaese por wasap paea que vengan. No limpian la Habitacion salvo a pedido y solo consiste en cambiar las toallas. La habitacion no tiene ventana. Lo unico bueno es la predisposicion de los empleados. No recomiendo este hotelucho

This was, without question, the worst hotel room I have ever been in. Below are the issues: 1) Had to wait 30 minutes in lobby to check in 2) When I got to the room it was freezing, spent some time reprogramming the air conditioner. 3) Seven leaky windows over street could hear conversations on sidewalk and there are no scooters or motorcycles in San Juan equipped with mufflers. This went on all night long. Ear plugs were useless. 4) Shower handle had no effect on temperature which had a 90 second cycle from cold to boiling there was a 30 second window to soap up and rinse off 5) There is a large bright ceiling lamp above the bed which randomly turned on all night long. I had to get up to turn it off each time it came on. I was looking for a camera to see if it was some kind of game being played on me. 6) The room was not cleaned the entire time I was there. 7) In general, it was difficult to communicate with anyone at the hotel. From what I understand, there was one woman who was handling five hotels. I did ask to change rooms and much later I was told they were fully booked. From the issues others were having it could have gotten worse. 8) I may have gotten a couple hours of sleep. This was bad! We should get our money back.

After being buzzed into the hotel we waited over 20 minutes for staff to join us in the lobby to check us in. Unfortunately there was no key card entry. Anyone coming in to the hotel had to ring the doorbell and wait for staff to buzz you in. Otherwise friendly and helpful staff. Spacious room with a sitting area but TV only in bedroom. So we never used the sitting room. Hotel located within walking distance of Old San Juan. Fifteen minute walk to Plaza de la Colon. Expedia asked us to rate the breakfast but we were not offered breakfast nor did we see a place in the hotel for breakfast.

Definitely a different experience to not have a ton of amenities or staff on site at all times as they manage multiple properties. That being said, they were always a quick text or phone call away and everyone was extremely friendly and helpful. Great location and very clean room. I would definitely recommend this spot for the next traveler looking for a great (and walkable) place to stay near Old San Juan and/or Condado.

I truly enjoyed my stay at the Oliver Hotel. I arrived early in the morning and was pleasantly surprised that my room was already ready for check-in. Everything was clean, well-kept, and beautiful. The location is fantastic, just a 15-minute walk to Old San Juan and the beach.

It was a great value for its price. The staff was friendly and the room is spacious and clean. There was not as many amenities like free water etc but can be found nearby. You can definitely walk a bit to get to Old San Juan from this location though a bit farther. Overall I had a great experience

Hotel was quit ,and clean on arrival but you need to ask to clean the room, asked for towels and cream for coffee. Got the towels an hour later never got cream . No one at front desk, need to call for assistance

My stay at Oliver Hotel was disappointing. Check-in was delayed since no one was at the lobby and I had to wait about 15 minutes. The staff was kind but inexperienced and disorganized. I didn’t receive the entry PIN or Wi-Fi code and had to request them several times. My first room had no electricity and the welcome sparkling wine (Diamond benefit) was missing, so I was moved after another wait. The coffee machine and floor were not clean, and my key failed twice. The location is central and safe, but the hotel offers no food service and, overall, it’s not worth the $190 per night. Staff is friendly, but the operation needs much better organization and professionalism.

Good day, I recently stayed at your establishment. A few things u can improve on: 1. Having a 24/7 receptionist, when I arrived I waited 20min in the rain for the receptionist to arrive. 2. Food/gift shop on property: when I arrived to the property there were no amenities available. I would suggest having a relationship with Uber eats to ensure comforts for your guests. 3. Noise: Saturday evening/ Sunday morning there was a loud dunking noise that vibrated the walls of my room 310. I messaged the front desk ( who was not on the property, and they still have no idea what that noise was.
