Would use again, and recommend to friends
House is situated in quiet suburban side street, only a short walk from main walk from where buses to/from Edinburgh city centre regularly. Details regarding check-in and access to premises and room were provided digitally in advance. Property is well appointed and well maintained. Our room was bright, spacious and clean. Function over fuss reflects the decoration and fittings. Breakfast (continental) was freshly prepared to order and very good.

Although I had no bathroom ensuite, I did have my own private bathroom. The breakfast was great. I was able to leave my luggage there before check in time, which gave me time to explore a bit. Bus stops very close by.

The Hosts are very kind and helpig. Rooms are pretty small, but if you arrage with it, it's a great stay. Bus stop to the citry only 100m away.

Great place to stay.
Dropping off our son at university this was a good place to stay just around the corner from the halls. It’s a good neighbourhood, reasonably quiet. Dorstan House is a huge, grand old Victorian house, tastefully decorated. Self check in was easy with all the codes being emailed two days before arrival. The breakfast was really tasty and plenty of it. It’s delivered to your room. I’d stay here again when visiting our son. Richard was extremely helpful as we needed an extra room for our son as we’d arrived a day early!

We have stayed here before during the Edinburgh Fringe. This time it felt more impersonal, with breakfast delivered to our room, and no opportunity to meet with other guests

Charming guesthouse with charming host
We really enjoyed our stay here. Very nice rooms in a cute guesthouse with 15 rooms. Quiet neighbourhood. Close to a busstop, 20 minute busride to town, around 10-11 pounds for a taxi. You can easily walk to Arthur’s seat. Good idea to get breakfast on a tray in your room. Very good breakfast that you order the day before. Our host was very friendly and charming and helpful. The only thing we missed, was a small refrigerator for drinks. We truly enjoyed our stay and hope to come back here.

A delightful property with a friendly host. Their gardens are gorgeous. Conveniently located to city center Edinburgh that is walkable (but there is a bus stop nearby). The property offers a delicious breakfast and very clean and comfortable rooms. There really is no reason not to select this property.

Vecindario muy tranquilo
La propiedad esta a unos 25- 30 minutos caminando del centro (Royal Mile). También hay una parada de bus muy cerca. El check in se hace solo mediante un codigo de entrada que envían unos días antes. Queda en un vecindario muy tranquilo aunque se oye un poco el ruido de otros huespedes. Richard le trae a uno un desayuno delicioso (el pedido se hace la noche anterior).

Basic room but it has had everything needed for a short city break. Nice, quiet location and easy parking. A small kettle is in the riom but nowhere to store milk. A small fridge would be helpful.

Would definitely stay again
Very freindly staff, delicious breakfast that was served doorside on time and easy walk to bus stops or curbside taxi/uber pick up. Bed and pillows were especially comfy. Very welcoming feeling just minutes from the hustle and bustle of Edinburgh.
