2/10 Poor

Room was in an outbuilding at rear off premises, accessed by a back lane. Room itself was about twice the size of the single bed it housed. There was a kettle and mug, no tea or coffee!! TV did not work, and when I contacted staff about this (only contactable by email) they were completely uninterested and unhelpful. I strongly advise you avoid this place

This place is a total scam. Do not stay here. This is your warning. It’s not a hotel. The day I came, nothing had been cleaned. The shower had the previous resident’s hair in it, the bed had disgusting stains. Even the kettle had the water in it and the tea cup still had tea. Here’s the problem: NO ONE IS ON SITE OR AVAILABLE BY PHONE OR MESSAGE. When you dial the property’s number, it goes to a voicemail that isn’t even set up. I tried calling, messaging but nothing. I left immediately. And hotels.com refused to issue a refund. They just fell back on “the property manager isn’t available. Yet they continue to list it on their site. I even showed them photos. They just say “we’re only a travel agency.” So don’t ever expect their help. I’m reversing the charges on my credit card and they can figure it out with the property owner.

Room was clean, small and compact. ok for a short stay. Room provided was not in main building but out the back in in a self contained unit. Kettle provided but no tea or coffee, TV in room but no terrestrial TV only via the apps.

Very basic, matching the price. Small issues could easily be fixed; the rooms are down an alleyway that was occasionally hidden by a painted gate with a door in it, and this was not made clear in the instructions. Secondly, the heater in the room was programmed to make the tiny room far too hot when it was on & I couldn’t figure how to lower its goal temp. Otherwise a very functional and basic place to sleep and shower.

No staff, self check-in which was easy. Clean room, no frills, great price for the location. Mostly younger guests who were a bit noisy ( Saturday night) but settled down by midnight. This was a very nice guest house stay in an easy location, parking a few blocks away in a multilevel car park. Maybe have some cups in the room, even paper cups would be a good addition . I would stay here again.

2/10 Poor

I went to the location and I didn't realize that the entrance was actually in an alleyway. The room was not made and the trash was overflowing and the bed was unmade and there was a wet towel in the shower (perhaps I was there before cleaning took place) - BUT I really did not feel safe or secure with the location. I think you should explain on your booking app that it's in an alley. As a single woman I would not have booked it had I known that. I feel misled and I really would like my money (£218) refunded because I ended up finding a different place to stay at. Also there is no one on the premises - I emailed 5 days before and day of - they only send you a code when you pay and then when I got there, there was an actual key hanging in the door - it’s really little more than a shack in an alleyway. Disgraceful and unsafe.

Great spot conveniently located. Clean and comfortable…Management was unreachable so I was unable to change my room which I had for two weeks. I ended up burning incense to deal with the mildew odor in the bathroom.

Bed was comfortable. Bath and face towels for all guests. Smart tv was a bonus with free wifi. Could do with hand towel holder and toilet roll holder in toilet / shower room. Only 1 socket which I could see available. Flexible checkout would also be good (currently at 10am) would be great if you could extend time until 12pm for late checkout. Self check in and out was great. Next door room to us was noisy (shouting n swearing in the night and morning) so a sign to respect other guest would also be good. Some information abouts what’s around would also be good. But overall was a nice stay and would stay here again and also recommend.

One night stop over
Stayed here for one night with friends while travelling home to Lanarkshire from Durness. Arrived about 9pm and left at 5am. Perfect for this. Great location , easily get on and off the A9. Had a good sleep. Shower was ideal. Ticked all the boxes. Wouldn't hesitate to stay again .

This is an extraordinary operation. No desk, no staff, no amenities, just a nice clean room with comfortable beds and a clean, functioning bathroom. Luxury it is not, but very comfortable, especially for us who do nothing but sleep and wash in our rooms. The location is superb, close to station, good restaurants, shops, etc., and the price is very reasonable. We would certainly stay there again and recommend to friends who are not looking for luxury.

Very bare bones accommodation. There was no toiletries provided. Area was quiet and room was plenty big for multiple people to stay together. Disappointed with 10am check out time. Lots of good dining options around

The room met our two most important requirements; it seemed clean and secure. We were there on successive weekends. But: The tv did not work. There were not even paper cups in the bathroom. All the fixtures seemed to have been purchased at the Dollar Store. The walls seemed paper thin. We could hear conversations of other customers. The neighborhood is just noisy. On our last morning the smoke alarm for the entire property went off because of steam from a hot shower in the room next door. It was deafening. There was no response and after 20 minutes or so, we left as soon as we could pack up and leave.
