First, we read most of the reviews. We did our homework and determined that for the space, location, and amenities this hotel offered the best value. Based on reviewers recommendations we requested a room "off street", which true to others comments faced the internal courtyard. No big deal as we were not in the room often enough to need a view. The […] room was extremely quiet and the white noise from the exhaust system (which works wonderfully well) masked any minor irritances that may have occured. The layout of the room works well for muffling hallway noise as the bathroom is located on the hallway wall and there is a short interior hall where the main closet is that dissipated noise greatly.The interior closet was enormous (by hotel standards) and there are three drawers and 2 doored shelves in the entertainment console for personal storage. With all of the available storage we were able to put away our bags which helped keep the room neat and tidy. The housekeeping staff was efficient and even left thank you notes for our daily tips. Hotel staff was generally pleasant and helpful if needed but tended to not be overly gracious... maybe we were there so long they started treating us like regulars. While I do not generally need or want the staff to be fawning, it did seem a little strange that I had to seek them out rather than the opposite. The location was perfect. Parking was hard, so I used valet service ($60) which I thought was pricey but a parking ticket cost more in SF, so very worth it. The number one selling point for Villa Florence is its location - just half a block from Union Square in one direction and a block away from public transportation in the other direction (BART, Muni and the Cable Car turnaround) - making it incredibly easy to get around the city and to/from SFO or OAK airports. The neighborhood felt safe to walk around […] both day and night, and there is lots of shopping and restaurants/bars within walking distance. The hotel staff were especially polite, friendly and helpful, providing recommendations for restaurants and the best way to get day-of Giants baseball tickets. Although the rooms are slightly dated with some wear, they were clean and extremely comfortable. Our room faced out to Powell St. and we had no problem with the noise at night. This hotel is close to car rental return companys. You won't need a car as it is on the cable car line, only 2 blocks from BART and city buses. It does cost $48 to park a car/night. The rooms were small but very clean and no vanity in BR to put your personal items. The staff treated you like royalty from the housekeeper to the doorman and front desk […] staff. I usually stay at the more popular hotels. Villa Florence was an excellent choice.. excellent location and rooms were small but clean and well maintained. Staff was very friendly. I would stay here again and recommend it to family and business travelers.

I would and will stay there a 4th time next year. You can't beat this location and the hotel is a great boutique hotel tied to a great restaurant. The only cons are some rooms are noisier for light sleepers, but I ask for a quiet side and this is solved. Not so much a review, but a comment for the Hotels.com people: Lovely hotel in a great location, but it's annoying that extra fees get tacked on when you check in. I don't remember Hotels.com telling me that parking is super pricey and the hotel charges an added "administration fee." I might have chosen another hotel from the site, having known that […] information. It doesn't offer a fair comparison of similar-priced hotels, especially over the course of several evenings. The carpet was wet in our room so that was a little gross. We were also put on the back side of the hotel and the windows were all opaque, which was a little different.

look its an old property, be prepared for that. If you are, they have done a great job with what they have. Nice staff, lovely restaurant. Rooms are a touch dated. Get the King rooms, the doublebed room is like a european style room, bed and bathroom, no space. location is amazing. It was affordable so I would go back for that reason.

Overall, loved it. Great atmosphere and location. Friendly helpful staff and prompt attention to fixing a maintenance problem in our room. Wifi access in our room was weak and spotty. Room was not large for the price. But then, accommodation is pricey in downtown San Francisco.

I read some of the low-rated reviews and was a little apprehensive. I am happy to report I can HIGHLY recommend this hotel. It is a small renovated boutique hotel in SF. If you hoped for modern, high tech - don't book. SF has wisely preserved many of their older historic bldgs and I am so pleased this was one. True - the rooms are a bit small but not […] say cramped. The window AC was sufficient and could be adjusted, which you will need as it was a bit stuffy. However you canNOT beat this location - right in Union Square and conveniently close to BART and trolley access. (Try not to drive in - parking rates in SF are outrageous). Service not very helpful ... wouldn't allow any late checkout for example. Place looks a bit worn. Great location. Parc 55 a much better value.

It's an older hotel and the bathroom was a bit cramped but great value for the $$. Loved the location. I did not have issues with noise (and I don't sleep well when it's noisy) and the bed linens were very nice. I'd stay there again as long as the rates remained competitive.

When we first arrived the front desk slid a form across the counter, marked an "x" where I should sign and said "There's an $18 administration fee." I asked for what since Hotels.com said my reservation was paid in full. Lots of clever features as details in the room made it very pleasant. I liked the shampoos and the overall look of the place. Rooms are a little tight but to be expected in an urban hotel in the middle of downtown. They did pretty well with the space. I was there 6 nights. Could have used a heavier blanket at night, more outlets, a shower that didn't […] leak onto the floor, and missed a wake up call, but these really were minor inconveniences that I could work with and I never said anything so it's possible they could have fixed some of those things. The location was fantastic, it was right in the middle of everything. We went for only one night for a Ben Howard concert at the Fillmore. The only complaint I have is the comfort of the bed everything else was top notch. We even had breakfast the next morning at the adjoining restaurant and it was great, but the bed was hard as a board.

Rooms are tiny and run down. The dust on the trim molding in the room and bathroom was an inch thick. The heat and a/c was a window unit, which blew directly on the person laying in the bed. No way to change the direction of the vents. Hotel and service were fine but they wanted to charge me $18 service fee over the pre-paid Hotels.com rate. I don't recall seeing anything about that on Hotels.com at the time of booking but perhaps I missed some fine print or something. Anyway, keep that in mind.

I brought my family to S.F. for a gateway. We stayed at the Villa Florence and had a great time. The staff went above and beyond. The hotel is located right in the middle of all of the action close to the cable car turn around and shopping. One cannot beat the location of this hotel. Easy access to everything including Kulettos Restaurant next door. The hotel lobby was always bustling which created a fun atmosphere. But it was nice to retreat to our quiet room. Highly recommend this hotel if you want walkiing distance to Unior Square and all it has to offer.

The Villa Florence is and old and over priced hotel. If we slept in the lobby, it would be a four star experience. It seems many of these hotels put their investment dollars into the lobby. Note to Hotel owners, we do not sleep, or shower in the lobby. The bathrooms are tiny and being 6'6" it is no fun to have a 4' by 6' bath in a Junior King Suite. […] Maybe we need to start rating hotels for business, families and tall people. It is a nice, fancy hotel located in Union Square. Very close walk to most things entertainment wise and shopping too. Would likely stay there again if I make my way back to San Fran.

While the location of the Villa is great, just half a block from Union Square, and the staff (especially Daniel) was very helpful and knowledgeable about the surroundings, the property itself was not all that it could have been. Upon check in we learned that at Honda CRV is considered and oversized vehicle and would be charged a surcharge for valet […] parking ($58/night), you can park yourself one block away for $34/day. When we got to the room there were only two towels, the telephone did not work, and the bathroom door would not close. All things we were able to deal with but not what I expected from this hotel. The rooms a older but quaint in that San Francisco style.
